We are requesting quotations for electrical work, including labour, materials, rough-in completion, finishing, testing, and commissioning for the following two residential projects:

  1. 508 Trumpeter Road — 4-Plex

  2. 5347 Upper Mission Drive — 3-Plex

The projects are currently at the rough-in stage. Drawing set is attached for reference and quotation purposes.

These are the first projects in a larger planned development consisting of 9 triplexes and 6 four-plexes. Contractors capable of providing reliable manpower, scheduling, and repeat-project pricing will be preferred.

Scope of Work

‍ ‍

The quotation is to include all electrical labour and materials required to complete the electrical installation for both projects in accordance with the attached drawings, BC Electrical Code, BC Building Code, permit requirements, and inspection requirements.

‍ ‍

1. Power Distribution

‍ ‍

Include complete rough-in and finishing for all residential units, including:

‍ ‍

  • 125 amp electrical panels for each unit

  • Panel installation and connections

  • Branch circuits

  • Outlets

  • Switches

  • Devices

  • Breakers

  • Arc-fault and GFCI protection where required by code

  • Smoke and CO detector wiring and installation

  • Bathroom fan wiring

  • Owner-supplied light fixture installation

  • Final device installation, testing, and labelling

Contractor is to confirm the proposed panel manufacturer and breaker system with the quotation.

‍ ‍

2. Appliances and Kitchen Electrical

‍ ‍

Include wiring and final electrical connection for owner-supplied appliances, including:

‍ ‍

  • Electric range

  • Refrigerator

  • Dishwasher

  • Washer and dryer

  • Range hood or hood fan, if applicable

  • Other standard residential appliance rough-ins shown or required by code

‍ ‍

All major appliances are owner-supplied unless specifically stated otherwise.

‍ ‍

3. Mechanical Equipment Connections

‍ ‍

Include power and control wiring for the mechanical equipment, including:

‍ ‍

  • Furnaces or air handlers, as applicable

  • Heat pumps

  • HRV units

  • Electric hot water heaters

  • Thermostats and control wiring

  • Mechanical equipment disconnects where required

  • Coordination with the HVAC and plumbing contractors

‍ ‍

Note: The projects now use electric hot water heaters, not instant hot water heaters or combi boilers.

‍ ‍

4. Step Code 5 / Air-Sealing Requirements

‍ ‍

These are Step Code 5 projects. The electrical contractor must account for airtightness and envelope requirements.

‍ ‍

Include:

‍ ‍

  • Sealing of all electrical penetrations through air/vapour barriers

  • Electrical poly pans, gasketed boxes, boots, or other approved sealing components where required

  • Coordination with insulation and air-sealing trades

  • Protection of completed air-barrier work

  • Code-compliant installation through rated and sealed assemblies

General building envelope vapour barrier installation by others. Fire stopping by others unless separately priced and clearly identified.

‍ ‍

‍ ‍

5. Optional Upgrades — Price Separately

‍ ‍

Please provide separate pricing for the following optional items:

‍ ‍

  1. EV Charging Rough-In
    Install and wire for a future 40 amp EV charger circuit in each garage, including breaker, wiring, and termination point.

  2. Solar Ready Rough-In
    Install conduit and wiring provisions from panel area to roof penetration/location for future solar panel installation.

  3. Data / Communications / Media
    Include separate pricing for Telus/Shaw demarcation, media boxes, data outlets, coax, and related low-voltage rough-in if not included in base price.

Site Staffing and Schedule Requirements

‍ ‍

The contractor must be able to proceed promptly and maintain adequate manpower on site.

‍ ‍

Quotation must confirm:

‍ ‍

  • Proposed start date

  • Expected rough-in duration

  • Expected finishing duration

  • Number of workers assigned

  • Confirmation that a qualified journeyman electrician will be on site

  • Confirmation that the site will be manned continuously during scheduled electrical work until the agreed rough-in scope is complete

  • Ability to coordinate with the general contractor and other trades

‍ ‍

Intermittent attendance without prior approval will not be acceptable. The project requires consistent site manpower to avoid delaying insulation, fire-rated assemblies, drywall, and inspections.

General Requirements

‍ ‍

The electrical contractor shall:

‍ ‍

  • Review the attached drawing set

  • Visit site if required before finalizing quotation

  • Identify any missing information or required clarifications before submitting price

  • Coordinate with the general contractor, HVAC contractor, plumbing contractor, and insulation contractor

  • Maintain a clean and safe work area

  • Provide all permits, inspections, testing, and final approvals required for the electrical scope

  • Provide as-built markups if field changes are made

  • Provide written change-order pricing before performing any extra work

No extra work will be accepted unless approved in writing before the work is performed.

The electrical contractor is to include wiring and final electrical connection to these items unless specifically excluded in the quotation.
